Home Information Packs (HIPS) have now become part of the scene for buying and selling property. Sellers are now required to provide a local search, water authority search and property information forms, including where a lease is being sold, full information about the freeholder, rent and service charge accounts and insurance. This has increased costs for sellers but has generally made it easier for buyers.

New regulations in April mean that a property can no longer be placed on the market without a HIP actually being in existence and immediately available to a prospective purchaser, an additional property information form has to be in the pack and personal local searches probably do not meet the requirements.

We have found that the packs produced by Estate agents rarely include all the leasehold information. We are geared up to producing a full pack for you.

However the office of Fair Trading has launched a market study into buying and selling homes and if there is a change in government HIPS may be suspended. Watch this space!
